We will notify neighboring residents that the home is vacant and provide them with our
contact (or yours if requested) information should anything seem out of the ordinary.
Drain Down and Westernization
Drain down and remove water from household piping, fixtures and appliances. Water
safe anti-freeze is added to piping and fixtures to insure that and remaining moisture or
condensation will not cause any problems. Services performed by licensed and insured
plumbing company
Flood Control and Leak Prevention
(usually performed with “Drain Down and Westernization”)
Check sump pump and de-watering systems for proper operation. Making sure that
rains will not flood the subject property. Check water supply and sanitary systems for
leaks and potential damage causing issues. If issues are present an option for repairs
will be presented with estimated costs. Services performed by licensed and insured
plumbing company
Pump Out and Clean Up
Once a home has flooded it is imperative that the water be removed and the affected
areas cleaned up quickly or sales will be lost. De-watering, de-humidifying and clean-
up is a must to save the property once it has flooded.
Lock Down and Security
We can change door locks and provide a coded lock box for access. Replace broken
glass or otherwise secure the premises so that access is controlled. Keeping vagrants,
squatters and looters out of the property is essential to a safe showing. Avoid law suits
related to trespassers and injuries resulting from unauthorized occupants conflicting
with your sales team.
Maintenance
Lawn mowing and maintenance of the grounds will insure that more people will want to
view the inside as well as keep code enforcement from writing citations and placing
liens on the properties title (for municipality maintenance).
Snow Removal
Snow removal is reasonable. Avoid law suits for slip and falls on un-kept sidewalks,
patios and driveways as well as keeping the property accessible to your realtors.

fix the problem until a more permanent solution is available, this is also a 24hr service.

In the case that a property has a leaking roof we have licensed and bonded roof repair
specialists available to inspect,give estimates and perform the repairs necessary.
Window and Door Repair Service
This service is available in the case any entry doors or windows have been damaged
and the property may not be secure. This service may also be done at the time a trash-
out is taking place.
Window and Door Replacement Service
In the case the property has windows or doors that may have been damaged beyond
repair we also offer this service upon request.
Abandoned Vehicle Removal
Abandoned vehicles can pose many problems from being unsightly tolerating safety
issues in the neighborhood for kids playing around them.In the case vehicles were left
behind by the previous occupants we will remove and dispose or them properly.In some
